We are currently project managing various building and specialist projects for the Capital & Coast District Health Board, including the new Children’s Hospital.
Kensway are the Capital and Coast District Health Board project managers of choice.
The Burlington Lodge is currently under construction. This is a high specification apartment complex featuring a bar/café, cinema, salon, pool, library and more. The lodge will house activities for residents giving it a strong sense for community.
Our involvement as project manager and quantity surveyors for this project includes directing and consulting through concept design, tendering, construction monitoring and site management. We have been working very closely with the appointed civil infrastructure associate to achieve a successful Resource Consent and manage the site including environmental conditions, contractors, staging and coordination of activities.
Capital and Coast District Health Board Wellington Hospital ICU Extension.
The ICU Extension Project recently won us both the NZCPA National Category Award & the NZCPA Gold Award for 2019.
Te Omanga Hospice
With a strong local history and community support network, Kensway were proud to be involved with the Te Omanga Hospice Foundation and the redevelopment of their Main Building, after their existing building was deemed Earthquake prone following the Kaikoura Earthquake.
Kensway coordinated the assessment process on whether to upgrade the existing buildings or demolish and redesign a new facility. When the decision was made that a new building would be required, Kensway’s Managing Director assisted the Hospice with finding suitable temporary premises to purchase.
Kensway coordinated the design and consent process using local design consultants so that the necessary Resource and Building consents could be lodged. During the design process Armstrong Downes Commercial were selected through an ECI (Early Contractor Involvement) Process, to assist and provide value engineering methods to the design, before then becoming the main contractor for the construction phase.
Once construction started, the Kensway project management team ensured that the clients requirements and locally funded budget restraints were considered, while delivering the new facility with an 8 care room in-patiient unit, a daily outpatient unit, as well as an office and administration wing.
Kensway were also involved with the redevelopment of the existing grounds prior to the reinvolvement of the Te Omanga Volunteer network. This included working closely with the local council and arboriculture specialists. The redevelopment was a rewarding project for all those involved.
Miro Apartments, Enfield St, Mt Eden
The Miro Apartment development in Mt Eden consists of 95 high-end apartments and three retail spaces including a café. The apartments are made up of 1, 2 and 3-bedroom units, aimed at professionals and astute investors, being located in one of Auckland’s premium suburbs. The structure is concrete with various specialist finishes including Stria weatherboard and cedar. A garden atrium and glazed roof offers a relaxed, yet sociable space for all occupants. The development includes a basement carpark with apartments built over four levels. Kensway provided project management from the outset, and managed the design, tender and construction phases.
Coastal View Care Centre
The Coastal View Care Centre was very largely based off the already completed Burlington Care Centre. We have taken all our lessons learned and value engineered the building that is now currently under construction in Nelson. The Care Facility provides four wings to a total of 59 rooms at a range of sizes. The suites feature a kitchenette, wardrobe and private Ensuite. The Care Centre has a commercial kitchen and laundry, this means staff are able to do everything in house. Also featured in the care centre include a dining room, sunroom and lounge. Kensway provided Project Management and Quantity Surveying Services. We have been involved with this project from the very start and look forward to seeing it through a successful construction.
Residential Care Apartments, Ilam, Christchurch
This development consists of 88 residential aged care apartments and facilities. Kensway has provided Project Management & Quantity surveying services throughout the Resource consent, Design, Building consent phase and continues through construction.

Residential Care Apartments & Villas, Cashmere, Christchurch
After the Earthquake in 2011, the existing Carehome at this location with vacated and demolished. In its place there are 29 residential apartments & 7 Villa’s under construction.
Our services were engaged from the beginning to manage all facets of work from Resource Consent through to the construction of the project.
Construction completed June 2016.
Elloughton Village, Timaru
Since 2013, Kensway has been working with the client to design and develop a new 54 villa + community centre retirement village in Timaru. As a brand new concept design, the end result has been very rewarding.
Quest Hotel Tauranga
New build, three storey building comprising of a 42-room hotel, reception, service areas, retail spaces and 14 covered carparks. Kensway provided both Project Managers and Engineer to the Contract.
Completed August 2019
Two homes stepped up a tricky site to maximise the outlook over St. Heliers and the Hauraki Gulf. Largely constructed from concrete and block, with high quality finishes. Kensway were both the Project Managers and Quantity Surveyors for this project.
Located in the Sunny Hawke’s Bay, this new development comprises of A large Care Home and Community Centre, with 101 Independent Villas and Architecturally designed landscape.
Kensway have been involved right through the design phase utilising their Specialist Aged Care skills and extensive experience. The Kensway Quantity surveying team coordinated the Tender process for the new facility and provide the necessary Quantity surveying for both the design and construction phases.
Construction is progressing well with a the local Hawke’s Bay Contractor, Atkin Construction Ltd.

Woodgate Palmerston North
The existing West Wing was demolished. Stone Columns were installed to remediate the land to make it suitable to build on.
Bushnell Builders delivered the build. The new West Wing provides 18 new rooms with ensuites, a Treatment Room, Nurse Station, a lounge, and dining room.
The contract for the work was based on the NZS3915:2005 contract and was an arrangement with Heritage Lifecare.
Kensway provided assistance to administer the contract, obtain building consent, review progress claims and monitor the project and programme throughout construction.
Audi Showroom, Auckland
A new retirement village situated in Greytown with 170 villas, care facilities, serviced apartments, and community centre. The site is currently an orchard where as many of the trees will remain as possible through the site.
Currently in the tender stage for the showhome, and the design phase for the remainder of the village.

Stage 1 consisting of a community centre and 60 Villas. Future development will include further Villas and a care home and apartments.

Colombo St Hotel
We are working with our client Kam Bik Family Trust to deliver a new six-storey hotel, restaurant and retail building in Central Christchurch. This project holds great tourism value to the industry and great benefit to Christchurch’s economic development.
One of the greatest challenges with this project was keeping the project budget down to ensure feasibility for the project and still achieving a high-level specification and quality build. The hotel features a large façade facing the street which has been a challenge in many aspects including design, pricing and construction but is unique and bespoke.
Kensway have been involved since the purchase of the land acting as client representative. We procured a consultant team and delivered throughout the design phase hitting key milestones on time. Our consultant team has been exceptional in the attention to detail in the documentation, this has provided great quality outcomes in the construction phase of the project. The tender negotiation period took longer than expected, Kensway conducted a tender with five contractors, analysed the tender and made a recommendation to the client. We were able to reduce the contractors price significantly looking at cost savings in structural steel and procuring the best price for the façade. Kensway has been thorough in appointing a cost estimator and assisting the client to undertake a valuation of the hotel to ensure the project’s success. Kensway administered the contract and has since issued instructions on behalf of the client. At current the variations have been at a minimum with the exclusion of the additional dig out to achieve desired kpa and removal of uncontrolled fill.
We have learned a lot on this project but would not change any courses of action if we had the chance. We are confident we have exceeded the clients expectations for this project. The project is currently under construction.

The Croft Redevelopment includes:
reconfiguration of lounge areas and demolition of existing sitting area
addition of four additional care beds
internal alterations to create a new care room to allow relocation and demolition works
reconfiguration changes of laundry, new extension build of 11 additional care rooms.
Kensway have provided project management services from tender through to construction monitoring. Throughout the construction monitoring there has been a series of staging to work around residents living in the carehome.
Infill Apartments – The infill apartments are currently in design. This includes reconfiguration of existing carparks and storage spaces, converting into apartments, services investigation and provisions for covered carparking.
Haumietiketike ISU, CCDHB
The Haumietiketike Individual Service Unit (ISU) project is the design and construction of a facility to provide long-term secure care for intellectual disability and mental health clients. The units have been designed to accommodate clients for an extended period of time, providing a domestic atmosphere while addressing complex health & safety requirements for clients & staff. Construction is to commence 2020.
Upgrade to existing wings which included paint, carpets, bathrooms.
Wakefield St Apartments
The Bond Store
The Bond Store is considered a landmark for the way Wellington used to be, with its original brick façade being on the Wellington City Council Heritage listings, it has deep roots in Wellingtons commercial history going back to the early 1900s. It was converted to apartments in the late 90s.
Kensway were initially engaged by the Bond Store Body Corporate to facilitate the MBIE driven URM (Un-reinforced Masonry) project, this included coordination of design consultants and procuring a contractor to carry out the works. The day before the selected contractor was due to start the URM project, the contractor closed their business in the Wellington area down, this exposed the Body Corporate to considerable risk due to imposed fines by the council should the works not be completed. Kensway and Petone Engineering (The previous contractors steel installer) stepped in to ensure that the project would be completed on time, and Kensway sourced a small building contractor to carry out the carpentry works. The URM was completed on time and under budget with savings returned to the client.
The successful delivery of the URM project led to Kensway being further engaged to facilitate the design and construction stages of a Government enforced Seismic Upgrade. A lengthy design process followed, before building and resource consents were lodged by Kensway. A Heritage Architect was engaged to provide the necessary commentary on the impacts the design would have on the existing heritage attributes of the building. This was again coordinated by Kensway.
A local contractor has been selected, and started the works in January this year, with the intent of being complete late 2020.
The Dementia Care Facility provides hospital level care to residents who suffer from Dementia. The facility is purpose built and ultimately in its design offers greater benefits to residents. The intent of the design was to provide additional comfort and ease for residents in the facility as well as better way finding. Dementia is based in the Burlington Village currently under construction with multiple other projects underway. Kensway have provided Project management and Quantity Surveying Services.
BMW Showroom, Auckland
Kensway provided Project Management, Quantity Surveying and Engineer to the Contract services on this unique and iconic project on Auckland’s North Shore. Consisting of three levels, the new BMW showroom and workshop caters for new car sales, second hand cars and a state of the art workshop facility containing 21 repair/servicing bays.
Built on a 1 hectare site in the Wairau Junction, the building footprint covers over 4,000m2 housing offices, kitchens, staff facilities and an undercroft area for storage of cars. An area dedicated to the M-brand of BMW cars is recognisable through black walls and a distinctive red neon light. Another feature is a car display box, which elevates cars by a car lift, further promoting the brand.
Kensway took an active role in the project, managing all consultants and the Contractor, and delivered the building to the exceptionally high standard seen today.

Radiology Interventional Upgrade, CCDHB
Kensway have been involved in the design process for the refurbishment and upgrade of Interventional Radiology equipment at Wellington Hospital, including the development of a new Fluoroscopy procedure room, and the renovation & installation of an Angiography Biplane procedure room. Construction is to commence 2020.
